Kigali rental market: what tenants should know in 2026
Deposits, advance rent, utilities, and neighbourhood pricing - the essentials before you sign a lease in Kigali.
Kigali’s rental market remains competitive, particularly in sought-after neighbourhoods like Nyarutarama, Kimihurura, and Kacyiru.
For newcomers, understanding local norms around deposits, advance rent, and the move-in process is essential to securing a good home without unnecessary stress.
The True Upfront Costs
Many first-time renters are surprised by the total amount required to move in. While practices can vary between landlords, the standard market expectations are:
Security Deposit: Typically 1 month's rent. This is refundable at the end of your tenancy, provided the property is returned in good condition (minus fair wear and tear).
Advance Rent: Commonly 1 to 3 months upfront. Some landlords may request more, but 1 to 3 months is the standard market practice.
Before you commit, ensure your tenancy agreement clearly states these amounts and the conditions for the deposit's return.
Utilities and Service Charges
Always confirm what is included in your rent. It is common for rent to cover water, electricity, or estate security fees, but this is not guaranteed.
Ask for a breakdown: If utilities are not included, ask the landlord or agent for the average monthly costs for the last three months. This helps you budget accurately.
Connection fees: Be prepared to pay connection fees to put water and electricity accounts in your own name.
Understanding the Lease
A tenancy agreement is a legally binding document. You should read it carefully before signing. Pay close attention to:
Notice Period: How much notice must you give before moving out? (The most common practice is one month).
Repairs: Who is responsible for minor maintenance versus major structural repairs?
Subletting: Are you allowed to sublet the property?
Inventory: Does the lease include a schedule of condition?
