Residential Property Sales and Lettings in Kigali
From city-centre apartments to family villas, we help owners and seekers buy, sell, and rent residential property.
Introduction
Rwanda's residential market offers property types to suit different budgets and lifestyles. Whether you are listing a property, seeking a tenant, or looking for your next home, understanding the process and your obligations is the first step.
Isanzi is a property agency. We work with landlords, sellers, buyers, and tenants. Our platform allows anyone to create a free account to save properties, save searches, and set up alerts.
We do not charge tenants commission fees or viewing fees. Tenants are responsible for rent, the security deposit, and any default fees specified in the tenancy agreement.
Property Types We Market
Apartments, flats, studios and penthouses
Kigali's apartment market has grown significantly. Developments range from entry-level studios and one-bedroom flats to executive apartments and top-floor penthouses. Studios are compact, self-contained homes. Penthouses typically offer larger floor areas, private terraces, or premium finishes.
Villas, houses, duplexes, townhouses and bungalows
For families and buyers seeking more space, Kigali offers detached villas, semi-detached and detached houses, duplexes, townhouses and single-storey bungalows. These are available in established neighbourhoods and newer gated communities.
Student accommodation
Demand for student housing in Kigali has risen. The 2025/2026 double intake at the University of Rwanda merged two cohorts into a single intake, increasing pressure on on-campus accommodation. Many students have turned to the private rental market.
Short-stay and serviced apartments
Rwanda's short-term rental market is subject to clear regulation. Under Law n° 015/2025, a 3% tourism tax applies to accommodation services, including short-term rentals. Operators must register with the Rwanda Revenue Authority and file monthly returns via e-Tax.
For Property Owners
Two ways to get listed. Two service levels to suit how hands-on you want to be.
How you get listed
You upload it yourself
Create a free Isanzi account, add the property, and publish. Takes a few minutes.
- Create a free account as a landlord
- Add the property: type, size, location, rent, photos, features
- Submit for review
- We verify, and it goes live
We do it for you
Send us the property details or book a visit. We produce the listing and publish it.
- Call, email, or WhatsApp us about the property
- Send us documents and photos, or we arrange a visit
- We write the listing and produce the photos
- You approve, we publish
Either way, every listing is verified before it goes live. We confirm ownership and property details, and carry out a site visit where needed.
Service levels
After your property is listed, choose how much of the ongoing work we handle. You can change service level at any time.
Tenant Find
We find, vet, and place a tenant. You take it from there.
- Professional listing on Isanzi
- All enquiries handled, viewings conducted on your behalf
- Full tenant vetting: ID, employment or income evidence, previous landlord reference where available, written record
- Vetting report delivered before you decide
- Written tenancy agreement prepared and signed by both parties
- Joint inventory with time-stamped photographs before move-in
- Deposit received and documented
Best for experienced landlords who handle maintenance and day-to-day management themselves. Our work ends at move-in.
Full Management
The complete service. You receive statements and reports. We handle everything else.
- Everything in Tenant Find
- Maintenance coordination: repair requests, vetted contractors, supervised work
- Periodic inspections with photo reports sent to you
- Full tenancy management: tenant communication, lease renewals, dispute handling
- End-of-tenancy process: joint check-out inspection, condition comparison against the move-in report, deposit reconciliation with documented deductions
- Re-letting handled in-house at the end of the tenancy
Best for diaspora landlords, owners of multiple units, and anyone who wants a genuinely hands-off arrangement.
Our vetting process
Tenant vetting is the single most important thing we do for you. We check:
- Identity. National ID (Indangamuntu) or passport verified in person for Rwandan and foreign nationals.
- Employment or income. Payslip, employment contract, or business registration reviewed. For higher-value rentals, three months of bank statements.
- Previous landlord reference. Called and documented where available.
- Written record. Everything we checked, when, and by whom. Delivered to you as a vetting report before you confirm the tenancy.
You make the final decision. We do not place tenants without your approval.
Sales
We list and market your property. We handle enquiries, arrange viewings, and vet prospective buyers.
For sales, we facilitate the process by introducing buyers, negotiating terms, and coordinating with notaries and the National Land Authority. We do not draft sale agreements for immovable property. Under Rwandan law, sale contracts for immovable property must be notarised by a qualified notary.
Before proceeding with a sale, the land parcel must have no outstanding taxes. Tax clearance is obtained through the Rwanda Revenue Authority.
Not sure which service you need?
We offer Tenant Find, Full Management, and sales support for sellers. Tell us about your property and we will advise.
For Property Seekers
Renting
Create a free account to save properties, save searches, and set up alerts to get notified when suitable properties become available. Tell us your budget, preferred areas, and timeline, and we come back with a curated shortlist.
We arrange viewings and accompany you where needed. We support negotiation and coordinate the tenancy agreement.
Security deposits are not governed by a specific statute. Market practice is one month's rent, and the deposit amount must be stated in the tenancy agreement. Notice periods are set by the lease. The most common in practice is one month.
Buying
We help you find the right property and guide you through the buying process.
Before you commit, verify the following with the National Land Authority:
- The registered owner
- Existing mortgages, caveats, or disputes
- Property boundaries and permitted land use
- Outstanding taxes
- Whether the seller has legal authority to complete the transaction
Sale contracts for immovable property must be notarised. Title transfer is completed online through IremboGov. Processing time is 7 working days, and the service is free of charge.
How It Works
Brief
For owners: you tell us about your property, your target tenant or buyer, and your terms.
For seekers: you tell us your budget, preferred areas, and timeline.
