Land and Plots in Rwanda
Residential and commercial land, sourced and advised with full attention to Rwanda's land registration system.
Introduction
Land in Rwanda is registered through the National Land Authority. Every parcel has a Unique Parcel Identifier (UPI) recorded on the title deed.
We help buyers find land that matches their intended use, and we help owners list their plots with accurate information. Before we list any land, we verify the UPI and confirm that the seller's identity matches the title deed records.
What we do
Finding the right plot
We present land listings with accurate information on size, location, and zoning. We advise you to conduct your own independent legal due diligence. You can verify the title status yourself through the Irembo platform. If the land has a mortgage, caveat, or is subject to a legal dispute, the system will show it.
A formal title transfer must be completed through the National Land Authority, either via a Sector Land Manager or a private notary.
Listing your land
A verified, professionally presented land listing attracts serious buyers. We help you prepare your plot for the market with accurate size, zoning, and location information, and clear photographs.
Before proceeding with a sale, the land parcel must have no outstanding taxes. Tax clearance is obtained through the Rwanda Revenue Authority.

Types of land we list
Residential plots
Plots for individual homes, villas, and small residential developments. Zoned R1 to R4 under the Kigali Master Plan, depending on density and location.
Commercial plots
Land zoned for commercial use. C1 (Mixed Use), O-C2 (Neighbourhood Mixed Use), and C3 (City Commercial) are the main commercial zones. Ground-floor commercial use is typically required in a C1 zone.
Agricultural land
Rural and agricultural land operates on a different set of value drivers. Soil quality, water access, and proximity to markets matter more than urban zoning. We only handle agricultural land when we have specific, reliable local knowledge of the area.
