Property Management in Rwanda
Full-service management for property owners. Tenant find, vetting, tenancy agreement, inventory, maintenance, and inspections. Kigali-based and built for owners abroad.
Introduction
Owning property in Rwanda comes with challenges. Tenant management, maintenance, and legal compliance all require someone on the ground. For owners who live abroad, this is often the biggest barrier to entering the market.
We act as your local presence, handling the ongoing operations of your property. Property Management includes everything in our Tenant Find service, plus maintenance coordination, regular inspections, and check-out handling.
Every property listed on Isanzi is verified before it goes live. We check ownership, title, and zoning against official records.
How you get listed
Two ways to get your property on Isanzi. Same for every property type.
You upload it yourself
Create a free Isanzi account, add the property, and publish. Takes a few minutes.
- Create a free account as a landlord
- Add the property: type, size, location, rent, photos, features
- Submit for review
- We verify, and it goes live
We do it for you
Send us the property details or book a visit. We produce the listing and publish it.
- Call, email, or WhatsApp us about the property
- Send us documents and photos, or we arrange a visit
- We write the listing and produce the photos
- You approve, we publish
Either way, every listing is verified before it goes live.
What we do
Finding and vetting the right tenant
We list and market your property on Isanzi. We handle all enquiries, conduct all viewings on your behalf, and vet prospective tenants. Our vetting includes:
- National ID (Indangamuntu) or passport verified in person
- Employment or income evidence collected: payslip, employment contract, or business registration. For higher-value rentals, three months of bank statements.
- Previous landlord reference called and documented where available
- Written record of what was checked, when, and by whom
We provide you with the vetting report before you confirm the tenancy. Vetting reduces risk. It does not guarantee tenant performance.
Prepared and signed
We prepare the tenancy agreement. Under Rwandan law, a lease is not subject to any conditional form, but a written contract is required for tax purposes.
We send you a reminder to submit the signed agreement to the Rwanda Revenue Authority within 15 days of signing, as required by Law No. 048/2023. The submission is your responsibility as landlord.
Your legal protection
Before move-in, we complete a joint inventory with you and the tenant, supported by time-stamped photographs. It is signed by both parties and becomes an annex to the tenancy agreement.
Under Article 468 of the Civil Code, this inventory is your legal protection. Without it, the law presumes the tenant received the property in good condition and must return it as such. That makes deposit deductions for damage nearly impossible to justify.
Coordinated and supervised
We coordinate maintenance and repairs, whether routine or emergency. We work with vetted contractors and supervise all work. You receive reports and invoices for every job. For larger works, we obtain your approval before proceeding.
Move-in, mid-term, move-out
We conduct scheduled property inspections and provide written reports with photographs. The check-out inspection is conducted against the original inventory, so any damage beyond fair wear and tear is documented and evidenced.
Handled with evidence
At the end of the tenancy, we inspect against the original inventory and handle the deposit reconciliation with evidence from that record.
Security deposits in Rwanda are not governed by a specific statute. The terms derive from contract law, and the deposit amount must be stated in the tenancy agreement.
Why clients choose this service
Managing property remotely is difficult. Maintenance and tenant communication require a trusted local presence. We provide that presence, with clear reporting.
Every listing on Isanzi is verified before it goes live. We confirm ownership, title, and zoning against official records. The inventory and inspection process gives you a documented record of your property's condition at every stage of the tenancy.
How it works
Property assessment
We visit your property, assess its condition and rental potential, and discuss your goals.
Management agreement
We agree on terms and sign a management agreement. This also authorises us to obtain the Property Reference Number (PRN) for your listing under the new regulatory system.
Ongoing management
We take over everything: tenant find, vetting, agreement, inventory, maintenance, and inspections. You receive regular reports.
