Investment Advisory in Rwanda
Market intelligence and acquisition support for property investors, grounded in real data from live Isanzi listings.
Introduction
Rwanda's property market is growing, and information can be patchy. Yields vary widely by area and property type, and not all figures you see published are grounded in real listings.
We are a property agency, not a regulated financial adviser. Our service is about market intelligence and acquisition support. Every figure we share comes from live listings on Isanzi or from official Rwandan sources.
Who this is for
We work with investors at different stages:
- First-time investors looking at Kigali for the first time and needing context, not sales talk.
- Experienced investors already owning property and looking to expand, with access to opportunities not publicly listed.
- Diaspora investors buying in Rwanda while living abroad, and needing someone on the ground to verify what they are buying.
- Developers and landlords wanting to understand realistic returns before committing to a project or a purchase.
What we provide
Our advisory service covers three areas.
What the data actually shows
We share what our own listings show about asking prices, listed rents, and yield indicators across Kigali's neighbourhoods. We explain the drivers of value: location, zoning, transport links, and demand.
Our market data page is published separately and updated regularly. Every figure is calculated from live Isanzi listings. We do not use third party estimates.
Finding the right property
We source properties from our listings that match your investment criteria. We explain why a property is interesting and what the realistic return picture looks like, including management costs, vacancy expectations, and tax treatment.
We introduce you to the owner or their representative, support negotiation, and coordinate with notaries and the National Land Authority through to completion. We do not draft sale agreements. Under Rwandan law, sale contracts for immovable property must be notarised by a qualified notary.
Realistic returns, not optimistic ones
We help you work out what a property will actually return, not just the gross number. That means accounting for tax, maintenance, vacancy, and management costs.
Yield calculations are indicative only. They use asking prices and listed rents from Isanzi listings, not confirmed transaction data. They are a starting point for your own due diligence, not a guarantee of return.
How it works
Brief
You tell us your budget, the type of property you are interested in, your target return, and your timeline. If you are buying from abroad, we also discuss how remote acquisition works.
Shortlist
We come back with a shortlist of properties that match your criteria. We include the numbers: price, likely rent, indicative yield, and any red flags.
Acquisition
We support the process through negotiation, due diligence, and completion. We coordinate with your lawyer and the notary, and stay involved until the transaction closes.
What we do not do
We are a property agency, not a regulated financial adviser. We do not provide:
- Tax structuring advice
- International portfolio management
- Wealth management services
- Legal advice on contracts or transactions
If your needs go beyond property agency services, we will tell you and refer you to the right professionals.
Legal and tax facts
These figures come from Rwandan law and the Rwanda Revenue Authority. They apply to rental income and property sales.
